Preparing your House for Gold Coast Real Estate Photography
The real estate market is extremely competitive. You need your property to stand out above the rest!  Before having Gold Coast Real Estate Photography take your photos, you will need to the make the property as attractive as possible to buyers. Remember, “A picture is worth 1,000 words!”  If you are able get the buyer’s interest before they ever see it in person, you will increase your chances of selling quickly.

Before Calling Gold Coast Real Estate Photography
Before calling Gold Coast Real Estate Photography you will want to make sure your property is picture perfect.   Keep in mind, some buyers purchase properties ‘site unseen’. This means they rely solely on the photos and video we take.

Indoor Images
You will need to put yourself in the buyer’s shoes and take a good, hard look at your property. The first thing you will want to do is decide which rooms you want to feature in your photography package.  Living areas, kitchens, bedrooms and bathroom are top priority. Start by removing any and all clutter from the room. Though it is acceptable to leave furniture on the floor and pictures on the wall it is important to depersonalise the room as much as possible.  Remove ornaments, personal photographs, objects on the floor, such as bean bags, door stops, and pet beds. Next, evaluate the lighting in each room. You want the rooms to feel bright and airy in the photos. Draw back the curtains and open blinds to allow the maximum amount of light possible. Also small purchases such as flower arrangements, and even a new shower curtain can add flair to your images relatively inexpensively.

Outdoor Images
Preparing the exterior of your property is just as important as preparing the interior. Pay special attention to the state of the building, the trim around windows and doors, shutters, and other items that have paint or special finishes. If necessary, you may want to consider painting or making other minor repairs. In many occasions messy or unkempt shrubs and trees will dominate an image. You want the photos main focus on the property rather than distracting landscaping and maintenance issues. Also it is a good idea to move wheelie bins, outdoor appliances and any clutter into the garage beforehand. Your home needs to have curb appeal. If it doesn’t, buyers will be less likely to consider looking inside.

 

Check List.

  • Tidy up the front garden and the approach to the property – first impressions count! Clear all clutter, and this includes kid’s toys, trinkets, and your collection of gnomes.
  • Clutter can make a room look very small as well as messy, so make sure all surfaces are clear, including the floor.
  • De-personalize by removing almost all photographs, people need to be able to imagine themselves in the property.
  • Try and colour co-ordinate a little, if you have a green sofa and a pink fluffy rug, remove the rug and anything with colours that clash – note this shows the floors you have hidden away.
  • Clean and then clean again and if you have time, clean a bit more! The most important rooms are the living areas, kitchen and bathroom, so these especially need to be spotlessly clean.
  • Make your bathroom look as unused as possible – remove bath towels, and floor mats.
  • People like to see rooms with a clearly defined purpose. If you have a study that is a child’s playroom containing a dining table and a television, decide what the room actually is and remove anything that causes conflict.
  • Does anything need repair? Do the little paint touch ups, and tidy fixtures and whatever needs to be finished – before the photographer comes, and well before buyers start inspecting.
  • And finally, leave the rest to us.
